Wholesaler in Virginia in need of some guidance finding buyers

Greetings again bp I'm a local new whosaler in the Hampton Roads area and was wondering what is the best way to find motivated sellers are there any websites out there I've got my bandit signs etc I just need any nuggets you guys have. Not trying to get any of your secrets just want some of your guidance.
