I got a call from a seller today that he wants to sell but his house is brand new and renovated. Pretty sure there is no deal here but I'm dying to do my first deal. Anyway I can make this work, besides lowballing like crazy?

Depending on how much equity is in the house and if the seller is current on mortgage payments, you may want to consider a lease option
