Most Efficient Marketing Strategy for Bay Area Wholesalers

I'm a fairly new wholesaler in the Bay Area ( I've closed one deal) and I'm kinda all over the place with my marketing. I just got my motivated seller site thru InvestorCarrot up and running and I have a VA that sends me weekly lists for my direct mailer campaign. The problem is my marketing dollars are limited and I'd like to know if any other wholesalers knew which marketing strategy was most efficient here in the Bay. I'd rather put all of my marketing dollars into a campaign that works rather splitting up my money. Thanks in advance for your help.
