What's up, bigger pockets!

My plan is to farm an area with door hangers.  My initial intentions are to wholesale the house.  But if the homeowner doesn't like my offer, I'll go after the listing as a realtor.  Should my door hanger be strictly focused on wholesaling or include a realtor aspect too?  Here are two examples:
