Wholesaling a rental property

Hi BP,

I am currently working on a lead who is an absentee owner of a single family home rental property. The property is currently being rented out to tenants but he is open to selling it. There is no mortgage on the property and the rent is $1600/month. ARV is $266,000. I have two main questions:

  1. How would you structure a deal on a rental property?
  2. What things do I need to consider when making an offer when there are tenants living in the property?

I realize I made a similar post earlier asking about general approaches to wholesaling rental properties, but as I dig deeper into researching I find myself with more questions... :)
