What are specific questions to ask potential buyer?

I keep reading that the best way to be succesful at wholesaling is to know what your buyer is looking for.I dont want to come off as a newbie and want my buyer to know i'm serious about finding them a great deal.I know the basics of type of home, location,etc When i approach a buyer, what are some specific questions to ask a buyer? What's a good ARV as it relates to purchase and rehab cost?
