Making an offer.. AVR -270k

I need help.. why buyers will not give the price they want to sale the house at?? The house Im working on its ARV 270k.. I know the house is free & clear.. It was bought in 1995 for 67k.. But the buyer will not let me know how much he wants for it.. I told him I dont want to make him mad with my offer.. He said he wouldnt get mad.. But before I tell you guys how much I offer him.. the is a 2/1 house with a bad roof.. it needs alot of TLC.. I offer him 80k.. wow.. let he was pissed f- bomb here & there.. so.. he wants me to go the house replace the locks with a Contractor.. and make a offer again.. im having my partner write a letter that he will let us do that.. & have him sign.. i think after all that.. my offer will still be around 100k to 135k.. dont think he will like that too.. any advice is welcome.. thanks.. :roll:

What he paid for it has no bearing in the matter. Your offer should be what it is worth to you. If he doesn’t accept, just move on. You don’t say how much work it needs in dollar terms so it is impossible to give you any guidance on what amount might be appropriate.
