Wholesaling to a Rehab or Social Service Organization

Hi,

My business partner and I have come across a multifamily property. A duplex, each unit has 4 bedrooms; built in 1977, in Boca Raton Florida. The property doesn't fit our acquisition criteria, but we were considering the idea of wholesaling it to an organization that specializes in providing housing for recovering addicts or something similar.  Has anyone else had success in this sort of exit strategy? We would greatly appreciate any advice or would love to know if anyone has had success in this strategy. Thanks!
