Is FIVE Inspections Adequate?...The Games People Play!

Met ANOTHER victim of frauds brokering real estate without a license. Talked to the owner. He seems like a nice guy but is clueless about buying and selling real estate. So, along come some frauds that put it under contract and they are trying to assign it. Every time they took another person through the property they told the owner it was an "inspector". Nice play on words I guess. Sure, they were "inspecting" to decide if they wanted to pay an assignment fee. The owner asked me "how many inspections does it take and can they do one in five minutes"? I spent a good hour giving the man the sad facts about frauds and scammers in the industry, explaining inspections, and also providing them a copy of 475.43. I took him to my office, he filled in a complaint form for unlicensed brokering that I provided, and then we dropped it in the mail. The fraud and scammer that WAS pulling a fast one on this seller is already here:

They are also a BP member. The ONLY way to legally operate is to either get licensed or close and then resell. This is absolutely no guarantee of integrity, but it is a start! I hope we see more oversight of agents.
