Looking for whole sellers in Philadelphia

Hello everyone!

I grew up in the Northern Liberties/Fish-town/Kensington area and currently live in northern liberties. For some time now I've wanted to get into real estate but did not know how or just simply got too overwhelmed with school and work so I didn't get to involve at times. Motivated to get into real estate I decided to purchase my first rental income property but last minute decided to back out. The reason for backing out was because I felt as though there was a better way to make money in real estate than to purchase just one single family home. I've decided to take a look into the "whole selling" but I'm a bit confused on certain things. Being in the these areas I lived in I see a lot of change in the property values so I want in. I know where to look to find occupied homes with motivated sellers and vacant homes. For example two houses down for me a house sold for $70,000(I personally know the owner) and was sold for over 250,000. I can find these homes easily I just need A bit more knowledge than a few podcasts books and The Internet. If anyone wants to exchange information and speak I'm all in. Thanks!
