New wholesaler with rehab project under contract

Hello BiggerPockets. My name is Adrian and im a noob wholesaler in northern virginia. I've got a house under contract but im having trouble finding a buyer. Essentially the house needs a ton of work, 100k easy. It also has an unfinished addition that should add about 1500 sq feet. Its on 3.5 acres of land with its own private road. I have the house contracted for 400k. Homes in the area have sold as much as 700k so i thought this might be a good deal. If i can get some advice or tips. Thank you!
