Wholesale Comp Question

Hello BP Fam,

I have a lead on a property in a small rural area in LA County. The big issue I am having is pulling comps for this property since the area is very small. I am currently working off the zestimate which is about 600k, his FSBO price on Zillow is 545k and right now I have him down to mid 400k.

I’m looking for any feedback on how to get better comps or if I should put it under contract. The seller is highly motivated.
