Need help ASAP! Motivated seller, but time is running out!

Hello BP.  I have run across an interesting situation in the Rochester, NY area.  I have a very motivated seller (older couple) who is about to lose her house because of delinquent taxes.  The wife is ready to sell for a very good price, but her husband has been in the hospital in very poor health for a few months.  I would need to move quickly (within the next couple days) to avoid the tax repo.  My question is this.  Would any documents of sale be binding without the signature of her husband?  My understanding is he is too ill to be involved in the process at all.

Any advice would be appreciated since I have no clue what I'm doing!
