Systems in place for wholesaling.
I would like to know what some other investors and wholesalers systems you have in place for your business. What does the flow look like for your day by day? Ex. do you have certain things you do on certain days like marketing, driving for dollars, direct mailing, follow up? I'm looking for ways to stay consistent on my day to day activates in my business.

As for my flow...FLOW= Wake turn on the lap top, COFFEE, follow up with all messages, ie: text, voicemail, e-mail. check Craigs list for new cash buyers, read the paper for new homes for sale. I have all on line sites set to hit me with new homes and updates on saved homes. I read the paper because the older people still advertise in it and put homes for sale there. Check Auction sites for upcoming sales and check areas of the homes I like for war zone or a,b,c areas. hit all cash buyers to see where their projects are. Write ads in all free places possible, Craig's list, rip/tear ads for shopping center, for cash buyers in your area. The more cash buyers you have, the better your start is going to be. Put bids on homes. 5-6 daily. Sooner or later someone will bite and thus begins the deal process. You need to put at lease 25 bids out there just to get 2-3 deals. Assure you know what your cash buyers want before bidding. Don't get stuck with a home.So now time for lunch. Search for more cash buyers, people join real estate investing daily. It is a hot market to get into just like it always has been. Start building teams in other areas then just where you live. Reach out as far as you feel comfy to. follow up with ads and see if anyone else is asking for homes for cash. friend them and build your local circle. Search all your on line sites for homes for sale, Realtor.com, realtytrac, trulia, Where ever you search. Place more bids if you find them. Keep searching for cash buyers, The more the merrier!!! Follow up with all your realtors to see if they have anything new. Remind them that you are their best friend and that you want to do business with them. You have cash buyers and close quick! move on to the next realtor and repeat. Check with all of your cash buyers and assure them that things are going well with your searches and you are every where working for them. Ask if they need anything. Help them with comps on homes. Spend time searching your areas for comps so you know when a good deal comes along. If you know your area well, expand out until you know the whole state and the next and so on. Knowledge is power. Now that your hands ache and your brain is fried. Eat dinner and check all messages before you go to sleep. Dream real estate wake and repeat!! I hope that helped some what.. After you live it for a few weeks you will get the hang and it will come second nature.. Oh, Get more cash buyers!!!!
