Wholesaling to Landlords

Hello All! Happy New Year. 

Is there a formula that is used to wholesale to landlords other than the typical ARVx.70-repairs-wholesale fee? In this instance it is a small single family in a rental neighborhood that needs very little in repairs. How would I price it to market to a landlord? 

Is the formula different for a multifamily?
