I need a think tank on financing a deal (va)

Long story short, to spite many setbacks and failures I completed the rehab of my first property which I now live in. I a.m. very grateful for all the lessons learned.I'm mid refinance but I have a deal (a few deals) that are just too good to let pass me by.

I have the rehab knowledge(I did almost everything myself). I have knowledgeable experienced contractors on standby who will charge me less and work with me on the rehab(by that I mean do it for me with minimal supervision necessary). I have everything I need to do it quickly and right except money.

If I can get financing the plan is to buy and repair multi family units for under 65% of city assessed value,then sell it to myself using the brrrr strategy. Turn around time would be about 3 months per property.

Please help me make this final leap into the bussiness by giving me ideas. Thank you
