Mom is selling her home

So my mom just called me stating she put her house up for sale. 

Her realtor told her that the houses around the same size in her area are selling for 155k.

-which I'm assuming is the after repair value. 

Could I potentially help her sell her house? Maybe find a cash buyer for her?

Is it true that she has to account for rehab costs so she won't be able to sell for the while 155k?

 If it was a "good wholesale deal," as that is typically measured around here, that means you'd be screwing your mom and giving a great deal to the buyer.

Let the listing agent do her or his job and market the property properly, for as much money as possible, for your mom.
