Bringing a Buyer to a Wholesaler

Hello everyone!

I am a Realtor and have a few buyers who are looking for investment properties in my area. My market doesn't have too many great deals left on the MLS, and the ones that are good, often get multiple offers immediately. I want to help my buyers find a great investment property, but I am not a wholesaler. What would be the best way to go about bringing a deal together, while still getting paid for my time and effort?
