Using the wholesaling method with seller financing
I am needing to know that if I get a seller to agree to terms (owner financing) using a purchase and sale agreement, then assign that contract to a tenant buyer with my assignment fee, do I need to be licensed as an agent/broker?

No, but you'll likely still be on the hook when your tenant buyer fails.
once I assign my contract to the buyer, doesn't that release me from all the risk if me and the seller do our due diligence to find this buyer?
