I believe it is on the north side of Bloomington, just off campus of indiana University. Very beautiful area. I went to college there. Griffey Lake is nearby

once I assign my contract to the buyer, doesn't that release me from all the risk if me and the seller do our due diligence to find this buyer?

I am needing to know that if I get a seller to agree to terms (owner financing) using a purchase and sale agreement, then assign that contract to a tenant buyer with my assignment fee, do I need to be licensed as an agent/broker?

*****same question with lease option agreement

You all are a great resource. I appreciate it.  Last question....  

If I act as the middle man in an owner finance deal, where I make an offer to the BUYER with terms, then locate the SELLER with my own higher offer with terms, thus create a net postive cash flow for myself, what 2 documents would I need to perform this transaction?  Would it just be 2 contract for deed forms? One with me as the buyer with the original seller, and the second one with me as the owner of the note with the actual tenant buyer?  Or does there have to be some sort of assignment-type form to the end tenant buyer?

Do I need a mortgage loan originator to stay in compliance with Dodd-Frank? I don't have any licensing.  thanks for your advice on the mortgage servicing company

I have done some research on utilizing seller financing notes on the front end with the seller and on the back end with the tenant buyer in order to create passive cash flow every month.  My question is where do I look to get a mortgage servicing company to manage these paper mortgage deals?  And according to the Dodd -Frank law, are there things I need to stay in compliance with like getting a mortgage loan originator?
