Hey y'all, I'm looking for a few opinions. I currently am seeking to put a property under contract and need a second opinion on what I should offer. The property is a 3bed/2ba brick single family home. The seller is asking for $57k or best offer and the retail value of the home is between $76-$80k. However, the home needs about $15-$18k in repairs. I like to make an offer of atleast 30% below market value for my buyers as I have had best results this way. What should my initial offer be??
