My Offer is Accepted!! HELP.

Ok, my first offer got accepted. Now I have many questions. It is a duplex in cleveland with 2br/1ba each unit also attic has 1br/1ba with kitchen so upside potential is to convert one unit to 3br/2ba or rezone to triplex. My price is $12,900 and it needs moderate rehab--I will get a written estimate from contractor & get home inspection this weekend. My uneducated guess perhaps $20,000 (maybe less) for rehab--I will adjust my sale price based on estimate.

Recent sales comps last 6 months of $104,900-149,000 within 0.6mi of property (some of these are SFH). Zillow est. $99,500. I'm thinking of wholesaling at $37,900. Is this price good pending written estimate. Please let me know what you guys think.
