Wholesaling Land in Foreclosure

Hi BP community! I'm new to investing and desperately trying to find my first deal. I put out some Bandit Signs a few days ago and received a call from someone who is interested in selling his property in Eastern Hillsborough Co. Florida. He tells me that he has 10 acres of land with two single family homes and a manufactured home on the property. The property used to be a chicken farm but the chickens are long gone now. The property is on the border of an up and coming area with an elementary school and middle school less than a mile away. It appears as though from looking at a satellite map, his 10 acres is 1/4th of a square quadrant. There is 10 acres of strawberry farm south of his property and the 20 acres east and south east of his land has been developed into a neighborhood with 1 acre lot homes. He tells me the 10 acres south of his, belong to an elderly person that may be willing to sell also but he wasn't sure. I'm new and not sure what the heck to do with this... All I can see are $$$ but not sure how to make this happen. Any advise would be greatly appreciated.
