Closing a sub 2 deal

Hey guys, I'm getting close to closing on an assignment "subject to" deal. As part of getting the deal done the seller wanted some cash at closing, which I was ok with, but the closing agent says I should have an "addendum of disbursement" to outline who gets what from the money the buyer brings at closing. Does anybody have an example of one or know where to find one? I can't imagine it's something I NEED to have an attorney draw up, right? Thanks!
