Need To Find Wholesalers

Good morning.

I am trying to find the most efficient way to get wholesalers hunting deals for us. Historically, we work directly with banks, developers, and builders and have been out of the individual investor game for a bit.

To implement a program for our large group of investors (~30K), one piece that I need is wholesalers bringing us deals on a steady basis. We can buy, can rehab, can do all the pieces but just need good access to deals in specific locals.

Two areas that I am looking for right now are panhandle of Florida and down in Tampa /St. Pete.

To implement are program, we need deals that purchase + rehab < 63% ARV, decent area, + ...

So two questions:
1) At that 63% target, is it realistic than a wholesaler can still make money; and

2) How do I efficiently find wholesalers that can fit that bill, especially in the Florida area.
