Procedure and Policy Manual - Wholesaling or Wholetailing

I am in the process of putting together a policy and procedures manual to document everything that is being done in my wholesaling business.  My purpose is two-fold: 1) to help me keep organized and have a reference manual that I can look back on, add to and tweak as needed 2) provide instructions for every task that I could possibly outsource/hire out down the road so that I can scale and grow my business.

Any stories, tips or advice you can provide would be greatly appreciated.  I am always trying to keep from reinventing the wheel which is why I love these forums so much.  If you feel so inclined, what would be awesome is if you could share what you currently use that I could modify.  However, I completely understand if you don't want to share any of your trade "secrets".  Thanks!
