Title Company and leaving key to buyer

I am wholesaler working on a contract

Do I need to put the name of the title company I will be using in the contract for the earnest money i.e. good faith deposit 10.00 paid to Stewart Title or can I put good faith deposit i.e. 10.00 and leave the information blank? 

How do I write in the contract for leaving the key? Is it i.e. seller agrees to leave the key with buyer?
