Looking for wholesaler in the Raleigh, Cary, Triangle NC area

Hello!

My name is Max and I am a buy and hold investor here living in Cary, NC. Recently I have been trying expand my search for a good deal for rental properties as the opportunity on MLS in Triangle area has dried up. I am trying to find a more creative way to find good deal and I am thinking maybe a wholesaler can help me locate some good deals.

Specifically, I am looking for rental home that are in good district (good school, safe area) and can generate 7%+ cap rate. I am looking for properties within a 100 miles’ radius of zip code 27519(where I live) so that I don't have to hire someone to manage the properties. Being a somewhat experienced landlord, I am comfortable with putting down some money for light rehab before renting houses out as long as the number works out, but don't want to deal with houses that require major rehab at this point.
