Direct Mailing Marketing Strategy

Hello,

I just started wholesaling and came across the direct mailing marketing strategy to find motivated sellers. I have acquired a list of over 500 leads which I plan on sending postcards to via Click2Mail. I wanted to know, if the postcards reach the sellers and they are interested in selling their property, how can I view the property to check the interior condition to then make my offer to the seller if the seller lives in a different state or anywhere far from the property he wants to sell? At first, I thought to myself it does not really matter because I can just search up the ARV via Zillow or something related to that, but what if my end buyer would like to see the property himself to then make a deal?Thank you very much for your time.

@Amir Saile Im going to break down your question as close as i can. First 500 postcards will probably not do the trick, ur going to need to send more. Average post card response is less than 1%. You should either mail more or send letters (letters get average 3%). Second, its a numbers game so you gotta remember, some calls coming in are just going to be bad leads. You need to filter and find the good ones. If the phone rings, theres 2 things that can happen. 1 they will be like, no i dont want to sell, dont mail me again bah bah bah. or 2 they will be like, how much are your offering? or yes im looking to sell?. So thats how u know they are interested. 3rd, About checking the property if its in another state, with all the info your gathered, you base your offer on that and put on the contract, subject to interior inspection. So when you send the buyer to see the property, you get his word on how the property is. If the property is really bad, tell the seller 1 of 2 things. You need a lower price or you're exiting the contract. Be honest with him, say you got this property under contract and he needs to go see it. Say your business partners to the home owner and he is going to check the property for you. Also dont use zillow for ARV, your just going to walk into trouble because zillow with arv is not really right. To get the buyer into the house, find out when he can go see the house and schedule a time with the homeowner.
