showing a rented property for wholesale

It looks like I am getting an option on a rented property. I did not discuss showing the property with the owner yet, because I am unsure how to go about it.

I am worried if he is there I will get cut from the deal somehow.

Any creative ideas on how to address and or handle?

Hopefully he will be ok with him not being there, and me giving the tenant advance notice.
