Buying from wholesalers vs. looking for deals on your own

I'm from Vancouver BC Canada and looking into the US market because of the great prices and possible cash flow properties.

Ive run across a lot of wholesalers that have properties that cash flow, teams set in place with property managers and RE systems and some has gone as far as guaranteeing cash flow for first yr.

vs.

looking for deals out there on websites ie. Trulia, calling agents and getting teams(contractor, property manager, etc) set in place myself and trusting them.

RE investing would be part time for now, what do you guys think ?
