Florida Contracts to a Newbie

Hello everyone,

I am brand new to the whole sale/broker endeavor and need some concrete advice on contracts.  I have been reading post after post about a seller's contracts, buyer's contracts and even a third contract to ensure that that buyer commits to purchasing?  I have examined numerous sample contracts and it can be overwhelming.  I do not have a law background, so I want to tread lightly when obtaining contracts and presenting them to potential clients.  I have a title company in mind that maybe can help, but I do not want to spend loads of money for the information.  If anyone has a contract they would not mind sharing or knowledge explaining about a simple yet, legal contract with me, I would greatly appreciate it.
