Looking For a Good lead Generator

I'm looking for a good lead generator as well as a good crm/lead management online. I know memphis invest has find motivated sellers and there's REI Pro, freedomsoft and dozen others. I'm just starting out but good marketing for motivated sellers. Besides which of these ONLINE software systems do you prefer?
