Driving 4 $ - route improvement

Currently driving for dollars around my local real estate market. I've noticed it's difficult for me to stay in one area without navigating too far away. I hate inefficiency and that's exactly what's going on right now. At times I feel like I'm driving in circles. Does anybody have any recommendations of how to follow specific route? Any apps that help you navigate a route? Or any general advice about how to plan your route prior to driving for dollars?
