How would I close on the transaction?

So I was able to find a property and sent a direct mail letter to the homeowner. The home owner contacted me telling me he would be happy to sell the home but before we sign the purchase and sale agreement he is telling me he needs to see a check and only wants to sign at closing. I already have a interested buyer and he is wanting to see the purchase and sale agreement. I can make $10K off of this sale and really need help in this situation.
