Looking to do my first wholesale deal in DALLAS this month!

Hi everyone,

I have been looking to do my first wholesale deal this month. I need help tough? I have learned the process but really don't know how to start. Personally, I'm thinking of buying a list for absentee owners and sending out a direct mail. Anyone know a good site to obtain a list? I haven't heard really good reviews about list source. Also how do I evaluate the property and how do I calculate the cost to fix it up? Do I need to make a deposit? How does it work with the Title company? Anyone in Texas have wholesaling contracts that are legal? BiggerPockets members I need your advice I'm looking to start grinding and get this first deal done but want to make sure I know the process well. Thanks!
