hey everyone I have a potential deal but it's a mobile home. Can I use the same purchase and sale contracts that I use for single family homes. and is the process the same as far as bringing the documents to the title company since they already have the title in hand.

It depends.  Is it real estate?  Does it come with the land and is it permanently affixed?  You also need to check the local tax assessor or PVA to see how they have it classified.  If it's real estate then you can treat it like a 'house'.  If it's not real estate then it will have a title, not a deed.
