Repair cost breakdown?
When marketing your wholesale deals to your buyers do you include your own analysis breakdown of how you came up with the repair cost? We are debating whether or not to include that since it is only our opinion of the repairs.

My preference (as a buyer) is to see some high level detail on how the number was reached. Something like the following would be ideal for me:
"3bd/2ba, 1960 ranch home, 1400sqft requiring moderate rehab with estimated rehab of $25k to ready for retail sale, or $15k to ready for rent. Partial kitchen, one bathroom gut, one partial bathroom, full bed and living cosmetics, and light exterior work..."
If you just say "$25k rehab," I would assume it's closer to $35k or $40k unless we worked together in the past. :)
