Looking to Partner with an Ohio Wholesaler

Hello Ohio Wholesalers, 

I have a great buy and hold cash flow property that is already rented out.   It is already under contract, however being that I am from Texas, I do not have a buyer's list for Ohio. So, I'm turning to the community to make this deal happen.  

I have until Dec 14th to close the deal.

Deal details: 

Sale price: $16,000 

Monthly rent: $450/ month 

Location:  Mansfield, OH. 

The person that I partner with will receive $3,000 for their fee for closing the deal. 

Also, I am open to feedback on whether this is a good deal or not... I'm not so familiar with the area - but given the rent rate/ purchase price, I figure it's a great deal.
