Rural Maine

I live in a rural area in Maine and am just a starting wholesaler with my partner. We have concerns about the opportunity to wholesale in this area. A popular area FILLED with investors is Southern Maine ( Portland) but is dominated by those already established. Any advice on how to crack this egg? Or should we look into offsite wholesaling in another state?

I think I understand your question. When it comes to wholesaling there is always competition. Some will always say there are no deals out there.  When I started in real estate I was to dumb to know any better and I just went out and found deals.  Locating absentee owners was always my bread and butter. I sent out letters and postcards repeatedly.  I got plenty of deals this way. Let me know if this answers your question.

You will find plenty of cash buyers in rural Maine.  Go to a few auctions to meet them.  Usually older men, dressed very casually, driving trucks.  Sometimes they'll bring along a grandson or son.  They usually look like the last people you would expect to have money and don't talk much and don't act like big shots.  That's what I like about the real Maine.  Unpretentious.
