Looking to start out wholesaling tax delinquent properties....

Hi guys!

I'm a new member to BP and can't believe how much helpful information there is about all aspects of real estate investing!

I'm looking to start marketing out to a tax delinquent list and have a few questions I'd love to get your opinion on:

- I've managed to get a list of 49,000 people in my county in Florida. What are your best ideas for filtering and sorting this list? I.e. What are the main four or so criteria I should be looking for?

- What has worked best for you in terms of marketing campaigns, I.e. Postcards, yellow letters etc.

- What sort of verbiage should I be using on my postcards/letters? From what I have been reading, I should probably be using a slightly different formula depending on whether I'm sending postcards or letters... Do you have any pointers?
