Hello everyone,

    I have made a contact lead recently after a very short time advertising. The lady is wanting to sell her property , and is definitely motivated. She wants 90k and owes 40k on it. It is a double wide turn key home, on 5 acres with a 20x40 metal workshop. I believe I can negotiate and get this under contract, however I am wondering what contract I can use and what language is needed to protect me if for some reason this property does not sell.

Any help would be greatly appreciated. I have reviewed the contracts offered here and one from flip2freedom/ Sean Terry. Thank you all!
