Wholesalers what this?

I got a property in columbus in the hilltop area and wants to sell.  Of corse i want to make few bucks on the property also but was thinking if i should sell it to a wholesaler and make a little less but hopefully fast, or should i go thru a realtor and make a little more?  But I understand that ill have to pay a realtor there fees, but on a $40k property it wont be much and i can sell it a owner occupied and hopefully sell it for more.  If I sell it to a wholesaler they want to make a little and whomever buys it from them want a good deal so I might have to sell it for less.  So what you think?
