What's your rule for going straight to a partner's buyer?

When you joint venture/partner on a wholesale deal and the other person brings the buyer at what point do you start going striaght to the buyer and cutting out the other wholesaler?

Personally my rule of thumb is that once I've met the buyer in a common meeting ground (REIA meet up, special event, etc) and exchanged information it's fair game.

As long as you understand we will all treat your contacts the same way, and won't bring anyone else to your deals. You can rationalize anything.
