I recently started wholesaling after sitting on the sidelines for two years. I have done pretty well getting seller leads through direct mail. I have 2 properties under contract that seem to be great deals and a lot more I could work with. My problem has been finding buyers and/or financing for my buyers. The banks won't lend to buyers of assignments. And some investors can't buy more than four a year, etc.
I have about 50 buyers on my list and have done heavy advertising to sell the deals. Maybe my deals are not as good as I thought.
Is there a better way to wholesale than getting the property under sales agreement, maybe an option agreement?
