Motivated Sellers Letter

One way that I decided I was going to get motivated sellers was a pre foreclosure list. I have the name and address of the homeowner and I would like to know if anyone had a template of a letter I can write to them explaining how I can help them. By the way I will wholesale or bird dog the property.
