Am I asking the right questions for finfing a wholesaler?

I am looking for a Rent and Hold, in or near Jacksonville FL, a Multi-Family 4-8 unit, 9-12 unit, I prefer one that is 90% occupied with tenants, were they are paying close to or a little under market rent for the area, a property that is well kept, does not need a lot of fixing up now or near future, one that my not be listed as it would not sell at that asking price and seller my be motivated to lower price so the numbers work, one that is in a decent area of town, maybe near UNF, one that has positive cash flow after the bills are paid, good ROI and one that may have a tenant that handles the maintenance around the property.

I would like to have some of your references that can be contacted by me and that have purchased properties you have found for them.

Tell me about yourself and your experience as a wholesaler. What sets you apart from using other wholesalers or me finding my own deals? What does your service cost?
