Preforeclosure question...

Hi,
my question is that I've found a few pre-foreclosures that I would like to wholesale. What is the best way to approach the homeowner? Also, is there any way to find the homeowner's phone number so that I could contact the homeowner by phone? Should I invest my limited funds into a 'skip trace'? Also, if I get a homeowner that is interested in selling his home, do I need a lawyer to draw up a contract? Finally, how do you find pre-foreclosures? The only way that I know of is by looking in the newspaper for the list? I know I had a lot of questions...but, I really am on a mission.
