Wholesaling a home with tenants

I have an opportunity that just presented itself out of a casual conversation with a friend.

Here it is; My friend's brother in law was a long time real estate agent/ investor who recently (2 years ago) passed away. He had invested in a few long term rentals and now his widow wants to get rid of two duplexes that are next door to each other at a below market price. She doesn't want to deal with listing it with an agent and just wants to be rid of them. It sounds like a motivated seller opportunity to me. Being new to investing, I am wondering which would be the best creative approach to work a deal with her. I'm meeting with her in a couple of days and will find out more details. I do know she doesn't have a huge amount of equity in the properties and they are currently occupied by tenants which I understand could complicate things a bit as far as getting access to inspect the properties and showing them to buyers. This may be too complicated a deal for a newbie like me but I don't want a potentially great opportunity to slip by without a least trying. Any advice is welcomed. Thanks
