Probate Lead Question

Thanks in advance for any help here guys! I'm trying to source probate leads and have been looking at online records/legal documents but I'm not quite sure which documents will generate the best leads. 

Am I looking for successful appointments of a guardian for an incapacitated individual? Wills (and if the will is filed online, does this mean that the person that had previously filed it has passed away)?  Looks like there are also documents where an individual has to file a document that they are selling off an asset that is part of the deceased's property (this seems like a good lead, but again not sure here). 

Annual representation of guardian filing simply looks like re-affirmation of a caretaker for an underage child (and for that matter, any legal document with the word 'ward' in it has something to do with taking care of an under 18 y/o individual, right?).
